San Diego's South Bay Beach City

About Imperial Beach, CA

Welcome to Imperial Beach, San Diego County's southernmost beach city, where surf culture, the Tijuana River estuary, and the Pacific shoreline meet near the U.S.–Mexico border.

Imperial Beach is a beach city in the South Bay region of San Diego County, California, about 14 miles south of downtown San Diego and five miles northwest of downtown Tijuana, Mexico. It is the southernmost coastal city in California and the most southwestern city in the continental United States. With a population of roughly 26,000, Imperial Beach is a compact, walkable community that combines a classic Southern California beach-town character with a distinctly international setting at the U.S.–Mexico border. The city's identity is built around its oceanfront. A long stretch of Pacific shoreline runs along the western edge of town, anchored by the Imperial Beach Pier, and the community has long been a center of surfing culture, with consistent waves drawing surfers year-round. To the south, the Tijuana River meets the Pacific in the Tijuana River National Estuarine Research Reserve, one of the largest coastal wetlands in Southern California and a significant stop on the Pacific Flyway for migratory birds. Imperial Beach developed as a residential and resort community in the early twentieth century and grew through the postwar decades alongside the military and civilian expansion of the San Diego region. It retains a more laid-back, small-town feel than many of its coastal neighbors, with a mix of longtime residents, military families, and younger surfers and beachgoers. Its proximity to the border gives it a bicultural character, and downtown San Diego, Coronado, and the Tijuana metropolitan area are all within easy reach. The city is bordered by San Diego Bay and the Silver Strand to the north, and it connects to Coronado via the Silver Strand highway and the Bayshore Bikeway. Despite its small geographic footprint — about four and a half square miles — Imperial Beach packs a range of environments into a short distance: oceanfront neighborhoods, estuary wetlands, and bayfront access to the south bay. That compactness is part of its appeal, keeping daily life close to the water and the outdoors.

City Guide

About Imperial Beach

Real Estate & Housing

Housing in Imperial Beach is predominantly single-family homes on compact, coastal lots, many within walking distance of the ocean. The stock includes older beach cottages and mid-century homes alongside a growing number of townhomes and condominiums near the pier and the Seacoast Drive commercial corridor. Density is higher than in many San Diego beach communities, and the city's small size keeps most homes close to the water, the estuary, or the bay. Multi-family and rental housing make up a meaningful share of the market, reflecting the presence of military families, young renters, and first-time buyers drawn to a more approachable coastal setting.

Neighborhoods

Lifestyle in Imperial Beach

Imperial Beach is known for its surf culture and its relaxed, small-town beach atmosphere. The Imperial Beach Pier is the town's centerpiece, drawing anglers, strollers, and spectators of the area's consistent surf. Seacoast Drive and Palm Avenue host a modest collection of cafés, taco shops, and local eateries, and the city's events and farmers market give it a close-knit feel. The community's position near the border brings a bicultural flavor to daily life, from food to festivals, while the surf, sand, and estuary keep outdoor recreation central to the local identity.

Schools & Education

Public education in Imperial Beach is provided by two districts: the South Bay Union School District, which operates elementary schools and is headquartered in the city, and the Sweetwater Union High School District, which serves grades 7 through 12, including Mar Vista High School. Families also have access to charter and private options in the South Bay. The districts serve a diverse, binational student population across the communities nearest the border, and the city's schools anchor neighborhood life throughout its compact footprint.

The Bayshore Bikeway provides a dedicated bicycle route from Imperial Beach north around San Diego Bay to Coronado and downtown. The San Diego Metropolitan Transit System operates bus routes serving the city, with connections to the San Diego Trolley's Blue Line in the South Bay. San Diego International Airport and the San Ysidro border crossing into Tijuana are both within a short drive.

Parks & Recreation

Recreation in Imperial Beach centers on the ocean and the estuary. The city's beach and the Imperial Beach Pier are popular for swimming, surfing, and fishing, and the surf breaks along the shoreline draw board riders year-round. The Tijuana River National Estuarine Research Reserve offers trails and some of the best birdwatching in the region, with hundreds of species along the Pacific Flyway. Nearby Silver Strand State Beach and the Bayshore Bikeway extend outdoor options along the bay and the strand toward Coronado. Kayaking, paddleboarding, and beach volleyball round out the coastal lifestyle.
